Within a short walking distance to Historic Roswell’s shops and restaurants, is lovely Magnolia Walk. This small, quiet community has just 52 houses. Built in the late 1990’s by Ryland, the homes in Magnolia Walk are mostly traditional architecture.
Prices in Magnolia Walk range from high $200,000’s for a home on a slab to mid $300,000’s for a home on a basement. There were 3 sales last year in 2009. Two homes on slabs sold for an average of $275,000. The other home was on a finished basement and sold for $330,000 in 17 days. The seller received 99% of their asking price.
Experience Roswell’s Bristol Oaks

Not far from Historic Roswell and nestled among mature trees, sits one of my favorite Roswell neighborhoods. Bristol Oaks is just off of Pine Grove and Hightower, one of those neighborhoods you just can’t help driving through when you see the entrance. Once you’ve entered through the 1st entrance closest to Pine Grove, you’ll see the tennis court and swimming pool enjoyed by the many families who have established residence in Bristol Oaks. Not too many though, there are roughly 117 homes in Bristol Oaks, just the right size!
Experience Roswell Station

Within walking distance to the shops and restaurants of Historic Roswell is Roswell Station. A small community of only 89 homes, most people would just drive by and think it was just another subdivision but Roswell Station is more than that. A carefully planned community built in the early to mid 1980’s; these homes are mostly traditional style with brick exterior sitting on at least a third of an acre, some homes with over a full acre. Nearly all the homes have basements; a few were built on slabs.
Experience Roswell’s Crabapple Commons

Nestled within walking distance to Roswell Area Park and Historic Roswell is Crabapple Commons. These lovely townhomes were built in 1999 but still look new. Crabapple Commons is a relatively small community, only 57 homes.
These four-sided brick homes were built by Pulte homes. The community is beautifully maintained and the neighbors are friendly. All the homes are 3 bedrooms, 2 ½ baths with 2 car garages. All homes are fenced with small yards, some of which have become small sanctuaries with stone patios and small gardens.
Roswell’s Loch Highland = Resort Living

Nestled in a small section of Roswell that has Cobb County taxes is the popular Loch Highland subdivision. In the late 1970’s, developer Earl McMillen was looking to achieve the second-home concept of having a home that could double as a lake house or a mountain house and still be less than an hour away from downtown Atlanta.
Lots of development has popped up around Loch Highland, yet it remains a secluded and wooded enclave that feels more like a resort than a subdivision. Loch Highland is popular for not only it’s serene setting, but mostly for its amenity package. The nearly 50-acre lake is stocked with fish. Members of Loch Highland are allowed to fish the lake, but most exercise the catch and release concept. Two pools, four tennis courts and a clubhouse make for a very active community.

The one level units have 2 bedrooms and 2 full baths, sell in the high $190,000’s to low $200,000’s. A multi-level unit with 3 bedrooms and 3 full baths sold for $252,000 last year. Square footage ranges from 1,293 to 1,754. The average days on market for Mill Street Park is 73 days, not bad in this unpredictable market! The monthly HOA (Homeowners Association) is $250. With that comes all your water, garbage, exterior maintenance, pest control and gated entrance.
Roswell’s Mountain Park Explained

Several of my clients have asked me what the deal with Mountain Park is. While showing property in this community, one even commented that it must be where people in the witness protection program go to live. This comment was predicated on the fact that maps do not accurately reflect the city streets and some even reference non-existent streets.
Before Mountain Park was incorporated in 1927, it was mostly comprised of summer cottages for Atlanta’s wealthy. Mountain Park is an officially designated wildlife refuge, which protects all wildlife including birds, animals and reptiles. Some are rare and live in Mountain Park either part or all of the year.
Experience Founder’s Mill in Historic Roswell

Ever wonder what those nearly new, well maintained townhouses just up from Roswell Mill are like? Hedgewood Properties built this project in 2003. This infill townhouse development is a prime example of how to turn an under-utilized site into prime residential real estate. Case in point, Founder’s Mill sits on 1.293 acres of a former parking lot, across the street from 19th century mill buildings near historic downtown Roswell. Great care was taken to maintain the architectural integrity of the buildings. The utilitarian style was recreated to match the style of the manufacturing facilities built in Roswell between 1840 and 1890. Simple rectangular buildings with lots of windows, aligned symmetrically.
